Purchasing Your Property

What we do for you when you are purchasing a property

  1. Send you a copy of the Contract for you to read when it is received by us.
  2. Discuss with you your Contract before signing it.
  3. Search land titles and check for any mortgages etc.
  4. Make enquiries with local council and government departments about rates, taxes and water consumption so that payment for the current year is shared between you and the vendor and each authority is notified of the change in ownership. We also carryout and Bankruptcy searches against the vendor to ensure that the vendor is legally entitled to sell the property.
  5. Follow up and check on your loan approval (if any).
  6. Arrange for exchange of Contracts.
  7. Keep you informed during your purchase.
  8. Prepare legal documents (Transfer) for settlement.
  9. Ensure special conditions relating to the contract have been attended to.
  10. Attend on the mortgagee and ensure any requirements in relation to your mortgage will be satisfied.
  11. Arrange stamping of your Contract.
  12. Attend to settlement statement- adjustment of purchase price, council rates etc.
  13. Arranging for you to provide any funds NOT provided by your lender to be available at settlement either to your Bank or to us.
  14. Liaise with your Bank or Broker to make sure they are ready for settlement.
  15. Book settlement with the Vendor’s solicitor and your Bank.
  16. Attend to settlement on your behalf and lodge title documents if no lender is involved to change the land into your name.
  17. Notify you as soon as the settlement has taken place.
  18. Notify the Real Estate Agent to release the keys to you and the balance of the deposit to the Vendors.
  19. You take possession of the property.
  20. We prepare and send any final correspondence.

What you need to do for us:

  1. Bring evidence of your written loan approval.
  2. You arrange for insurance over the property.
  3. You to make arrangements with your Real Estate agent to carry out a final inspection.
